Before real estate

Construction management

Residential and commercial projects, on the management side. That means time spent in buildings before the drywall goes up — when the framing, the envelope and the mechanical are still visible and every decision about them is still being argued over.

Most of what determines whether a place is a good buy gets covered up in that phase. Knowing what is behind a finished wall is a different skill from knowing what a comparable sold for, and it is the one I actually trained in.

Accounting major · financial eye

I studied accounting. That is why the financial side of a deal gets the same attention as the building itself — mortgage and affordability math, cash flow, carrying costs, what a renovation does to the return, and whether the numbers still work once the deferred maintenance is priced in.

Buyers and investors hear it in plain language: not a spreadsheet dump, a clear read on what the place costs to own and what it is likely to return.

  • Strata minutes and the depreciation report
  • Building envelope, roof age, drainage
  • Foundation and anything structural
  • Mechanical, and what is near end of life
  • Real cost of the renovation you're picturing
  • Zoning and fit-out on commercial

Practical, working knowledge of how these agreements get written and where they bind. If you are signing one, I will read it with you and tell you which clauses matter, rather than handing it over and wishing you luck.
